When preparing to sell your home, it seems like there are a million things to do. Agents will tell you to paint your home, rearrange your furniture, hide the clutter, and so much more. One of the challenges for buyers is being able to see the forest through the trees; your home may have a ton of space or beautiful architectural details, but a buyer won’t be able to see it if your home’s a hodgepodge of different colors, furniture, and styles. Selling or buying a property is possibly one of the biggest investments anyone could make. How the property is presented should be given as much consideration as the selling price or the way it’s marketed. When you want to sell your home, there are two simple rules to follow to assure a quick sale: price it well, and make it look amazing. One guaranteed way to make your home look amazing, is to have it professionally staged.
 
Home staging is effective because it emphasizes a property’s strengths and minimizes its weak points. It allows your home to be shown at its maximum potential and gives a positive first impression. Although home staging can be considered a “luxury” investment, statistics show that staged homes typically sell quicker and for more money than a home that has not been staged. In fact, according to the National Association of Realtors, “for every $100 invested in staging, the potential return is $400. A staged home will sell for 17% more on average than a non-staged home, and 95% of staged homes sell in 11 days or less. That is statistically 87% faster than non-staged homes”.
 
A stager will do a walk-through and make recommendations on which existing pieces in the home will be assets and which should be removed, and come up with a list of high, medium and low budget options for re-design. Stagers will bring in some of their own pieces, or rent them. The best stagers will work with what you have, rearranging and reallocating all of your belongings in order to present the property in its best light. The idea is to make it easier for buyers to visualize your property as their future home, and staging is a surefire way to do just that. Can’t afford to stage your entire home? That’s okay! Work with your stager to select a few rooms that highlight the best features of your home. The most commonly staged rooms are the living room, the kitchen, and the master bedroom. Even focusing your effort on a small amount of space can make a large difference on your return of investment.
